We have an exciting opportunity for an Asset Manager to join our niche family-owned holding company. This position will perform the day-to-day activities for a small portfolio of commercial properties controlled by an experienced small and well financed commercial real estate group. 
 
 Specifically, the Asset Manager will perform functions the following functions:

  • Direct, impact, and lead the performance of a commercial portfolio of real estate assets.
  • Analyze the performance of assets through existing and newly created reporting tools and make critical strategic recommendations and decisions on an asset-by-asset and portfolio basis.
  • Communicate effectively to Ownership on overall portfolio performance as well as on key developments of the individual assets, including leasing, capital planning, environmental, financing, and positioning.
  • Communicate effectively to the direct and indirect support teams what the overall goals and objectives of ownership are for the portfolio.
  • Implement and monitor company policies and procedures.
  • Provide creative ideas and solutions to potential property problems and opportunities, help the managers support those findings, and implement them to successful conclusions.
  • Lead and or support property transactions such as sales, acquisitions, (re)financings, capital investments, cash management, proforma development, underwriting, and marketing and leasing plans.
  • With the assistance of the Facilities team, ensure we are following company protocols and are seeking the most cost-efficient yet quality operational solutions for the portfolio with an eye toward tenant satisfaction, cost control, and risk management.
  • Attract, develop, train, retain, and LEAD the most talented, driven, and dedicated team available with uncompromised adherence to the company's core values.
  • Identify and implement opportunities in the portfolio to maximize value and enhance the performance of the properties. 
  • Monthly, Quarterly, and Annual review, analyze, and report on the portfolio's property management, operations, financials, and leasing activities.
  • Develop strong relationships with third party property managers, brokers, vendors, key tenants, and local officials in the areas where the properties are located.
  • For the Portfolio, develop and manage the Annual Operating and capital Budget with systematic forecasting.
  • Allocate time to help direct reports perform effectively by managing, leading, and coaching.

The ideal candidate possesses: 

  • Proven ability to successfully manage a portfolio of commercial real estate assets.
  • 7 years of commercial real estate experience from property management, leasing, finance, and asset management perspective. 
  • Proven ability to understand all aspects of building design, systems, and facilities engineering.
  • Strong financial and analytical skills.
  • Ability to multi-task and simultaneously manage multiple projects.
  • Excellent communication, negotiation, and organizational skills
  • Strong leadership and team-building skills.
  • Strong knowledge of Microsoft Suite Products and other industry related software, (Rent Manager, Avid).
